How it started

It started with a contractor who was tired of waiting.

Seal ‘n Lock was born from a problem contractors knew well. Founder Richard Colletti saw sealing jobs stretched across multiple days while contractors waited for surfaces to dry and traditional sealing systems to cooperate. A job that should have been finished on Friday could easily carry into the following week.

He believed there had to be a better way. Through years of research, field experience, and product development, that idea became The First “All In One Day” Process™, a system designed to allow contractors to clean, sand, and seal a hardscape in a single day.

The breakthrough wasn’t about making crews work faster. It was about developing the products and the process around the realities of the job. That principle still drives Seal ‘n Lock today.

More than a product

A better process has to be taught.

Developing the All In One Day Process was only the beginning. If contractors were going to get consistent results, they needed to understand more than what was inside the pail. They needed to understand the surface.

For more than two decades, Seal ‘n Lock has trained contractors in surface preparation, joint sanding, product selection, mixing, application, troubleshooting, and final inspection. That commitment continues through hands-on certification, technical support, and a distributor network that keeps products and knowledge close to the contractors using them.

We don’t simply want contractors to buy Seal ‘n Lock. We want them to know how to use it correctly.

The next chapter

Building on the foundation. Raising the standard.

In April 2026, Seal ‘n Lock entered its next chapter under the ownership of Brandon Roberts. The mission is not to replace what made Seal ‘n Lock successful. It is to build on it. Alongside Brandon, Jovan Sostre helps lead the day-to-day work across product, training, and distributor support.

That means continuing the All In One Day Process while investing in manufacturing, quality control, product development, contractor education, distribution, and technical support. Today, every part of the system is being looked at with the same question: how do we make the contractor’s job easier, faster, cleaner, and more reliable?

That renewed focus has led to the next generation of Seal ‘n Lock products, expanded batch testing and quality control, new contractor training and certification programs, and continued development of products designed specifically for professional hardscape sealing.

We’re proud of where Seal ‘n Lock started. We’re even more focused on where it goes next.

That focus allows us to develop products as a complete system, from cleaning and preparation through sanding, sealing, additives, application equipment, and contractor training.

It also means we stay close to the people using our products. What happens in the field influences what happens in our manufacturing, training, and product development. Our approach to reliability is straightforward:
